i think phils rule: a foreigner(not filipino citizen) can not buy/own a property directly, not unless he will marry a filipina or be naturalized filipino   :)  :)  :) :g19:  :g19:  :g19:

and before buiyng: - check the tax declaration of the said property, if  the owner pay tax for said property
                               - ask for Land Title Certificate Number and verify the number to registry office( to check if the
                                  said property does'nt have pending case in court or any tax problem) :lol:
                                - check also who's the owner of the land
                                   tip: it is cheaper to buy if you  are directly speaking to the owner  :)  :)

Half right bro.. however a foreigner can own property as long as he will not solely own the land...
therefore properties such as condos and retirement homes are possible has the exemption...

well GM you need to check the zonal value in the Philippines before buying anything here coz different places have different zonal value, if your really interested in buying a house along the shoreline but none of them exist here unless you look and find it in a rural area, specifically in sulu province, and tawi-tawi alot of places there which you can build your small house along the shoreline but sad thing to say you can not own any property here in the Philippines because our law prohibit foreigner to own any kind of property but there are alot of exception to the general rule... im from mindanao preferably in zamboanga city, where fresh oyster came from and other sea foods...
